For many people considering living or investing in Norway, this is one of the first questions that comes to mind: Can a foreigner actually buy a home in Norway? This is often followed by practical concerns about mortgages, banking, and paperwork.

The good news is: yes, it is possible. Norway has few barriers for foreign buyers. However, it is important to understand how the process works in practice.

Can a Dutch citizen buy a house in Norway?

Norway imposes no restrictions on Dutch citizens who wish to buy a home. You do not need a residence permit, and you do not have to live in Norway to own a home or vacation home.

This applies to both existing homes and new construction. As a Dutch citizen, buying a home in Norway is therefore easier than many people think.

Do you need a Norwegian personal identification number or a D-number?

A permanent Norwegian personal identification number is not required to purchase a home. However, a D-number is needed for practical matters, such as opening a Norwegian bank account.

You do not need to apply for this D number yourself. In practice, you can:

  • Request your D-number from the Norwegian bank
  • Whether the Norwegian Land Registry handles this when you buy real estate

The D-number is therefore often automatically included in the purchasing process, which helps keep the administrative side organized.

Can you buy a house in Norway with a Dutch mortgage?

A common question is whether you can use a Dutch mortgage to buy a house in Norway. In most cases, Dutch banks do not provide mortgages for foreign real estate.

What does happen, however, is that buyers tap into the equity in their Dutch home. In this case, the home in the Netherlands remains the collateral, and the funds released are used for the investment in Norway. Whether this is possible depends on your personal situation and your bank.

Can you get a mortgage in Norway?

It is possible for Dutch citizens to take out a mortgage in Norway, but Norwegian banks are generally more cautious than Dutch banks. They often ask:

  • A higher equity ratio (40% equity, 60% debt)
  • A clear financial justification
  • Sometimes a connection to Norway, such as ownership or residence

In practice, many buyers choose to finance their purchase (largely) with their own funds. This aligns with the Norwegian approach to homeownership, which emphasizes low debt and low fixed costs.

What does this mean in practice?

For Dutch people buying a home in Norway, financing often works differently than it does in the Netherlands. They tend to borrow less, put more of their own money into the purchase, and focus on long-term value rather than maximizing financing.

Combined with low property costs and high-quality, sustainable construction, many people find this approach straightforward and reassuring.
