Renting out your property: how to do it

Yess, you’ve made the decision. This own holiday home in Norway will be realised! Now it is time for the practical side of things. The letting, for instance, so you will be able to enjoy your property cost-neutrally. How does that work exactly? Portula will be happy to assist you and gives the floor to experience experts Noortje and Leontien.

Noortje: renting out throughout the year

Noortje’s Norwegian holiday home was completed in May 2016. About the letting, she explains: “We personally offer our holiday property for rent. We do this via Airbnb and Finn.no. Renting out is basically possible throughout the year, because both the summer and the skiing season are peak seasons. This provides a huge number of possibilities to earn back the costs of our property”.

Leontien: during the holidays we enjoy it ourselves

Leontien uses a different approach: “We currently rent out our holiday home to friends only. We both work at a school and during the holidays, when the demand for rental is at its highest, we want to enjoy the holiday home ourselves! As soon as we retire, we will of course have much more opportunity to go to Norway whenever we want to. This will also provide more possibilities to rent out the property to family and friends during the holidays”.

Let’s get practical: about the cleaning

One of the things you will have to take account of when renting out a holiday property, is the cleaning that should be done. Also here, Noortje and Leontien use different approaches. Leontien explains: “We keep our holiday home in mint condition. Every time when we leave, we spend an entire day making things utterly neat. This way, the house is always ready to receive guests”.

Noortje has chosen to hire a professional cleaning company. They will clean the entire property, prior to the arrival of the guests. This cleaning is included in rent of the holiday property as standard and guests do pay for it. As such, they will always enter a clean and fresh property, while they do not need to clean it when they leave.”
